Our Design Process

Our unique design and build process guarantees you a home that you will love – and comes in on budget.

Our design process was developed initially by identifying some of the key issues that customers face when designing and building their own home.  Designing the home of your dreams is an exciting journey, however, if you can’t achieve everything you want within your budget, you risk either abandoning the project or having to over-extend your finances.

Our design process ensures that you work with our in-house architect alongside your builder, contributing their extensive knowledge from the outset, which eliminates the risk of designing a home that won’t fit your budget.

To make it easy for you, we have broken the design phase into two stages outlined below.

Note:

  • If you you already have your land, we can go straight to the design stage after visiting your section with you
  • Alternatively, we can offer a complimentary search for the perfect section alongside you, that will work for both your vision and your budget

Once you have your land, we move to the exciting part: Part A – Concept & Draft Drawings!

Stage One – Part A

Concept and Draft Drawings

This step is inexpensive and provides you with the following;

  • A detailed concept (draft working drawings) – these are far more detailed than the standard concept drawings (which is helpful if you are still looking at sections and need an indicative total cost for your vision).
  • A detailed preliminary cost to build – ensuring your plans are on budget before we proceed. This will eliminate any surprises down the track and give you confidence to move to the next stage.

Once you have signed off on the concept, we move to Part B – Working Drawings and Council Lodgement.

Stage One – Part B

Completed Working Drawings and Council Lodgement

You now have all the necessary information, plans and preliminary pricing to confidently move to this stage.  This phase will provide you with the following;

  • Completed working drawings will be produced for Council lodgement – working drawings also include a finalising of the concept plans by engaging engineers and all other documentation required by council for building consent.
  • A Total Build Cost presented in our Master Build contract (RBC1) for your mortgage provider as well as all other relevant documentation required to fulfil your financing requirements. This comprehensive pricing schedule is completely transparent, showing you exactly where every dollar of your build cost goes.
  • You will also have a timeline for the build, insurances and an option for the 10 Year Master Build Guarantee (this is additional and can be paid directly to Master Build).

You can then make the well informed decision to proceed with Emphasis Homes into Stage Two – The Build!
